SITE SELECTION

LOCATION, LOCATION, LOCATION There is nothing more important for your business. You can do everything else right, but if the location is poor your business will never reach its greatest potential. There are so many considerations to take into account when choosing a site for a new store, or examining the problems associated with an existing store.

Before doing anything with a potential site for a new store be certain that your zoning department allows that use in the area you want to be in. Beyond that there are issues concerning water, sewer, electricity and gas that must be properly addressed to insure the adequate operation of your equipment. 

Location can mean many different things depending on where you want to put your new business. Whether you’re looking at a stand alone building or going into a shopping center, it can mean the choice of an end cap or a somewhat more central location within the shopping center. Whichever option you choose, ADL can assist you in the purchase of a building or negotiating a quality lease.

Whether you are putting your store into a strip shopping center, an out-parcel within a shopping center or going into a stand alone building you need to understand the advantages and disadvantages of choosing your site. Some landlords will charge you a premium on top of normal rent to take a more visible location within a center or even a specific store front. That extra rent may or may not put an extra burden on your store without giving you a greater opportunity to make your business more profitable.

Visibility, parking, access, even how the landlord manages his or her property are all considerations that must be taken into account when selecting a location. If you are in an area where snow removal, or frequent heavy rains or flooding occurs, drainage or clearing within parking or walking areas are also important issues to take into account.
