Some landlords will charge you a premium on top of normal rent to take a more visible location within a center or even a specific store front. That extra rent may or may not put an extra burden on your store without giving you a greater opportunity to make your business more profitable.
Visibility, parking, access, even how the landlord manages his or her property are all considerations that must be taken into account when selecting a location. If you are in an area where snow removal, or frequent heavy rains or flooding occurs, drainage or clearing within parking or walking areas are also important issues to take into account. Having some competition in the community is not necessarily the reason not to build or buy your Laundry business, but understanding its impact on your business is an absolute must.
